1. Do I need planning permission for a garden room?

In most cases, no. Many garden rooms fall under Permitted Development, which means formal planning permission is not required. This usually applies when:

  • The structure is under 2.5 metres high (for flat roofs)

  • It's not intended for overnight accommodation

  • It's built in the rear garden

  • It does not take up more than 50% of the land around your house

However, some homes — such as those in conservation areas or with higher buildings — do require planning or related permissions. We’ll advise you clearly.

2. Do garden rooms need Building Regulations?

Not always. Smaller rooms may not need Building Regulations approval, especially if they’re under 15m², don’t include heating or plumbing, and are not used for sleeping.

A garden room will need Building Regulations approval if it:

  • Includes a bathroom, toilet or kitchen

  • Is built as a guest room or annexe

  • Is larger than 30m²

  • Is built close to a boundary or neighbour’s wall

3. How long does the process take?

Every build is different, and we take care to do things properly. After your design is confirmed and the deposit is received:

  • Material delivery starts from around 8 weeks

  • Special or bespoke materials may take longer

  • Construction on site typically takes 2 to 4 weeks, depending on size and complexity

We don’t rush quality, and we’ll walk you through timelines based on your specific build.

4. Can I use my garden room all year round?

Yes. Luna garden rooms are designed for full seasonal use. We use appropriate insulation, efficient glazing, and heating and ventilation options to make sure your space is comfortable in all weather.

5. Can I include a bathroom, shower or kitchen?

Yes. Many of our builds include toilets, showers, basins or even small kitchenettes. These options typically require additional groundwork and approvals, which we coordinate for you.

We'll guide you through design, drainage, and regulatory requirements from the start.

6. Do I need to organise any parts of the build myself?

No. Luna Spaces offers a fully managed service including:

  • Consultation and bespoke design

  • Planning support (if needed)

  • Build and project management

  • Optional plumbing, electrics and joinery via trusted local partners

You’ll deal with one team and one point of contact throughout your project.

7. Can I use a garden room as a guest bedroom or Airbnb?

Yes, but additional steps are usually needed. Any design with sleeping accommodation will require Building Regulations approval, and Airbnb or rental use may also require planning permission.

We’ll talk you through the rules and what’s realistic for your plot and location.

8. What size can I have?

We design everything to fit your space and usage. Most clients choose sizes between:

  • 8–10m² for small offices or studios

  • 12–16m² for multi-use rooms

  • 18m² and above for guest-ready spaces or rooms with plumbing

Your design is fully bespoke — no templates, and no fixed packages.

9. How much does it cost?

Costs vary depending on materials, size, features and utility connections.

Most clients invest between £30,000 and £80,000+ for a completed build. We provide a personalised quote after exploring your design, use goals and site conditions.

10. Which foundations do you use?

Foundation type is chosen based on your site. Options include:

  • Ground screws (efficient and low impact)

  • Concrete pads (for heavy or larger buildings)

  • Timber subframes (on well-drained, level ground)

Our team assesses your property before advising on the best approach.

11. What areas do you work in?
